Hilton Lakeside Residence

Located in Queenstown, New Zealand, this 42-apartment lakeside complex was built in 2009–2010 as individual residential units before transitioning to hotel use under Hilton Queenstown following the Global Financial Crisis. In 2022, BCN Architects were engaged to design a two-bedroom prototype refurbishment, later expanded to all apartments, along with upgrades to circulation spaces, services, and remediation works.

The design builds on the established character of a traditional Queenstown mountain lodge, reinterpreted through a refined and contemporary lens. Interiors feature an eclectic mix of furnishings with an international classic influence, layered against a backdrop of strong charcoal wall finishes and subtle shifts in flooring to define individual spaces. This approach creates a cohesive and inviting atmosphere, balancing warmth and sophistication while enhancing the guest experience. The broader works extend this language into shared and circulation areas, supported by a comprehensive redesign of the building’s water reticulation system.

Delivered within a live hotel environment, the project required careful coordination to minimise disruption to guests and operations. BCN Architects collaborated closely with Hilton and Brosnan Construction to develop innovative staging strategies that reduced noise, dust and on-site hazards. Works were programmed around periods of lower occupancy, ensuring minimal inconvenience within a sensitive and compact construction timeframe. The result is a carefully managed refurbishment that elevates the quality and longevity of the complex while maintaining uninterrupted service for guests.
