Performance underpins the architectural strategy. A double-framed, airtight building envelope works in conjunction with triple-glazed PVC windows to significantly exceed typical New Zealand standards, achieving airtightness levels of less than one air change per hour. Integrated 3kW solar panel systems with battery back-up support on-site energy generation, while continuous fresh air is supplied through a filtered ventilation system to maintain indoor air quality. Together, these measures create homes that are both resilient and exceptionally efficient, reducing energy demand while enhancing occupant comfort.



Interior spaces balance refinement with openness. Double-height living areas face the lake, with automated blinds modulating light and privacy, while the master suites are positioned to overlook the water — including baths oriented toward expansive views of the horizon. Stone benchtops, European appliances and fully tiled bathrooms contribute to a composed, durable material palette. The result is a series of lakeside homes that unite environmental performance with elevated everyday living, where views of the rising sun and moon become part of the architectural experience.
