The facility accommodates up to 123 residents in an ageing-in-place model, supported by a ground-level café, gym, physiotherapy, primary healthcare and pathology services. As Australia’s first 10-storey high-rise aged care development, the project required close collaboration with fire engineers, the Metropolitan Fire Brigade and CSIRO to address Building Code of Australia height limitations for Class 9c facilities. The resulting performance-based solution established a benchmark for future vertical aged care projects.



Material selection and construction methodology were central to achieving both compliance and architectural clarity. A precast concrete structural frame provides robustness and fire performance, with bluestone cladding panels defining the podium. Above, exposed precast elements and vertical louvres form a carefully composed outer skin, balancing scale and articulation while reinforcing the building’s civic presence along Queens Parade.
