Since 2001, Baldasso Cortese has led the redevelopment of 276 Flinders Street, one of the city’s significant commercial properties. Originally constructed in 1967 for the Commonwealth Bank and now owned by Fivex Commercial Property, the building’s retail levels and 16-storey podium and tower offices have been comprehensively revitalised.

The podium floors have been repositioned to accommodate retail, a fitness centre and childcare, while the ground level has been transformed into high-performing food and retail tenancies. These interventions have strengthened the building’s commercial presence and improved its connection to the surrounding streetscape, repositioning the asset within a competitive market.

The next stage involves a technically complex 4,600-square-metre tower on the northern podium. Designed as a five-level office building in lightweight steel and timber construction, it will be accessed via a bridge link from the existing tower lobby. This addition introduces a contemporary and sustainable layer to the development, extending the life and performance of a prominent city property.
