Lyall Road is a mixed-use development that responds to both its immediate context and the broader Berwick Town Centre framework. Conceived as a contemporary addition to the precinct, the project establishes a confident urban presence while delivering high-quality public and commercial spaces.

Given the scale of the site, a strong urban strategy was essential. The design reinforces an activated streetscape along Lyall Road, shaping a modern main street experience anchored by retail, commercial, food and beverage tenancies, serviced apartments and residential living. A central Market Hall dining destination forms a key focal point, designed to operate throughout the day and into the evening, strengthening activity and connection across the development.

Market response has been swift and decisive. All residential apartments sold within 48 hours of release, while retail and office tenancies were secured in response to clear local demand. Together, these outcomes have enabled the long-envisioned project — first conceived in 2004 — to be fully realised, demonstrating the value of a carefully considered architectural and commercial strategy.
