Central to the redevelopment are two new two-storey learning hubs, replacing buildings that had reached the end of their life. Each hub brings together a wide range of teaching spaces, including specialist laboratories and the Kimi Ora learning support unit, within flexible, well-connected environments. A comprehensive infrastructure upgrade underpins the project, with the existing pellet fuel boiler replaced by an air-sourced heat pump energy centre capable of servicing both new and retained buildings. Early masterplanning also established a carefully staged delivery strategy, allowing the school to remain fully operational throughout construction without the need for temporary accommodation.




The constrained site and its proximity to surrounding commercial and civic infrastructure required considered planning and technical resolution. Traffic movements, decanting and construction sequencing were managed to minimise disruption to daily school life, while challenges including ground contamination, a high water table and the nearby coastal aquifer were addressed through robust engineering solutions. The result is a resilient, high-performing campus that supports both immediate needs and long-term growth, delivering clarity and capacity without compromising the school’s day-to-day rhythm.
